FAQ’s

1. We’d like to view a property, what do we do?

Simply give us a call, text or email and we’ll schedule a viewing for you at a convenient time. Please bear in mind we are required to give existing tenants 24 hours notice.

2. How much is the deposit and when does this need to be paid?

£500 each. This is paid at the time you sign the tenancy agreement and this secures the property for you. Your deposit will be protected with the Tenancy Deposit Scheme (TDS) within 30 days of receipt. 

3. What is a guarantor?

A guarantor is usually a parent/guardian that promises to pay your rent and any damages during your tenancy if you do not. 

4. How do we let a property for the next academic year?

a. Please let us know ASAP. Our properties are popular and fill up quickly, so if you don’t want to be disappointed please get in touch.

b. We will then forward you and your housemates a copy of the tenancy agreement and the other associated documents via email. You’ll need to read over these and may wish to have them verified by Manchester Student Homes.

c. Only once you are all happy and ready to commit will we ask you to pay your deposit.

d. Next, we will send the documents for e-signature and take a copy of your passport and student ID card (if you’d prefer to do this virtually, just let us know). Don’t worry if you’ve not got your original passport in Manchester with you, we can accept a scanned version for now; just bring your passport back from home after the Christmas break.

e. We send the guarantor form to your guarantor for their e-signature. This is the final administrative step, once we have all of your guarantor forms back, the property is yours!

5. When do we get the keys?

All of our tenancies start on 1st July and run until 30th June. You’re welcome to collect your keys from 2pm on the 1st July but we appreciate some tenants won’t need their keys until later. The house will be cleaned top to toe before you move-in but we may need access over the Summer to do any maintenance or decoration required before the start of the new academic year.

6. How do we pay our rent and how is it calculated?

Rent is paid by online bank transfer by the following dates:

  • 30th June
  • 1st Oct
  • 1st Jan
  • 1st Apr

You will pay the equivalent of one months rent in June. The remaining eleven months will be split equally amongst the remaining three payment dates. 

If you are in receipt of student finance and haven’t received your loan by the due date, please get in touch.

The rent is calculated “per calendar month” to include months where there are 28,30 & 31 days, see the below calculation as an example:

£165 pppw x 52 weeks = £8,580

£8,580 divided by 12 months = £715

7. What bills are included in the rent?

All of your utility bills are included in your rent payments: Gas, Electricity, Water, TV Licence, 400mb Fibre Broadband and Contents Insurance. Gas and Electricity are subject to a generous fair usage policy.

8. How do we report a maintenance issue?

Drop a message on the house Whatsapp group. Alternatively give us a call, text or email. We’ll sort it ASAP. 

9. Do we have to pay council tax?

Full-time students are exempt from paying council tax. You can apply via Manchester City Council’s website.

10. What’s an inventory and do we get one?

An inventory is a document that lists the condition and cleanliness of the property and it’s furnishings at the start of the tenancy. An independent inventory clerk will prepare the document and email it to the lead tenant . They need to sign and verify it’s accurate. At the end of the tenancy, the inventory will be used to check that the property is in the same condition as at the start of the tenancy. Fair wear and tear will be taken into account.

11. Do you charge admin fees?

No, never have, never will.
